Metal vs Asphalt Roofing
A standing-seam metal roof costs $10–$18 per square foot installed and lasts 40–70 years; architectural asphalt shingles cost $4.50–$8 per square foot installed and last 20–30 years. There is a third price point that most comparisons skip: exposed-fastener metal panels at $6–$10 per square foot, which buy most of metal's lifespan for a little more than shingle money and a visibly more agricultural look. The real question isn't whether metal lasts longer — it plainly does — but whether you will personally be in the house long enough to collect on it, and whether your insurer, your snow load, and your hail season change the arithmetic before you get there.

Fifty years is the honest window because it's the first span that contains a full asphalt replacement cycle and still sits inside a standing-seam roof's service life.
- Standing seam at $14/sq ft: $28,000 installed. No replacement inside the window. Sealant renewal at penetrations, boot and flashing work, and a panel repair or two across five decades, call it $1,500. 50-year total: $29,500, or $590 per year ($0.30 per sq ft per year).
- Architectural asphalt at $6/sq ft: $12,000 installed. Full replacement at year 25 — $12,000 for the new roof plus about $1.25/sq ft tear-off and disposal ($2,500) = $14,500. Ridge vent, boot, and flashing repairs across 50 years, call it $1,200. 50-year total: $27,700, or $554 per year ($0.28 per sq ft per year).

First, the year-25 asphalt replacement is not a today-dollar expense: at 3% annual roofing cost inflation, $14,500 becomes about $30,400 by the time you actually write the check ($14,500 × 1.03²⁵ ≈ $30,363), which pushes the asphalt path to roughly $43,600 in real spend against metal's $29,500. Second, at the end of the window the two owners are not standing in the same place — the metal roof has 20 or more years left and the asphalt roof needs replacing again immediately.
Choose metal if
- This is your last roof. If you're 45 and staying, standing seam is a one-purchase decision and asphalt is a two-purchase decision with the second one landing in retirement.
- You're in hail or wildfire country. Metal takes cosmetic dents where asphalt takes mat fractures, and a noncombustible surface matters in a wildland-urban interface where some carriers now decline shingle roofs outright.
- The roof is simple. A gable or shed roof with few penetrations is where standing seam prices closest to the low end. Every valley, dormer, skylight, and chimney adds custom flashing and labor.

- Cooling bills dominate. A reflective finish in a hot climate cuts attic temperature enough to show up on the bill, which asphalt only matches with a specialty cool-roof product.
- You're re-roofing a house with solar coming. Standing seam takes clamp-on solar mounts with zero roof penetrations, and the panel array will outlive the roof under it instead of the reverse.
Choose asphalt if
- You're selling within 10 years. Buyers pay for a roof that isn't due, not for one that lasts 70 years. A five-year-old shingle roof and a five-year-old metal roof appraise far closer than their price gap.
- The roof is complicated. Multiple valleys, hips, dormers, and a turret drive metal labor up faster than shingle labor, and the price gap can widen from 2× to 3×.
- Cash is the binding constraint. Sixteen thousand dollars you don't have today is not cheaper than twelve thousand you do, whatever the 50-year table says.
- You want repairability. A tree limb through asphalt is a $400 Saturday. The same limb through a standing-seam panel means pulling a full eave-to-ridge run and matching a finish that has weathered for a decade.
- An HOA or historic district restricts the look. Plenty of covenants still read metal as commercial or agricultural regardless of profile.
- Your neighborhood is all shingles. Over-improving the roof relative to the block is one of the least recoverable renovation dollars there is.
Insurance, hail, and the discount that isn't automatic
Carriers price roofs on impact rating and combustibility, not on the word "metal." The rating that moves premiums is UL 2218 Class 4, the highest impact class, and both materials can reach it — steel panels of 26 gauge or heavier usually do, and impact-rated asphalt shingles with an SBS-modified mat do too. Discounts for a Class 4 roof commonly run 5–20% of the dwelling premium depending on state; in Texas, Colorado, Oklahoma, and Kansas it's often at the top of that band and sometimes mandated. Two traps. First, most policies exclude cosmetic damage on metal — a hailstorm that dents every panel but breaks no seams is often not a covered loss, and some carriers require a cosmetic-damage waiver as a condition of writing metal at all. Read that endorsement before you assume metal is the insurance-friendly choice. Second, aluminum and 29-gauge steel dent at hail sizes that 24-gauge steel shrugs off, so on a hail-belt house the gauge is not a place to save $600. Can metal go over existing shingles, and should it?
Physically, usually yes — metal's low weight is exactly why most codes allow one layer of new roofing over one existing layer, and skipping tear-off saves roughly $1.00–$1.50 per square foot. Practically, it's a poor trade on a roof you intend to keep for 50 years. Going over shingles hides deck rot you'll never see again, telegraphs every old shingle ridge through the new panels unless furring strips go down first, and traps a layer that can hold moisture against the deck. Will a metal roof dump snow on my walkway?
Yes, and not gradually. A metal roof releases accumulated snow in slabs once solar gain warms the panel underside enough to break the bond, which is why snow guards are not an upsell in snow country — they're part of the system. Budget for guards or a continuous fence bar above every door, walkway, driveway, gutter run, HVAC unit, and deck: figure $4–$10 per linear foot of eave.
