Engineered vs Solid Hardwood
Engineered hardwood costs $4.50–$10 per square foot for material and $8–$15 installed, and lasts 25–50 years depending on wear layer; solid hardwood costs $5–$12 for material and $9–$18 installed, and lasts 50–100 years. The prices overlap so heavily that cost is almost never the deciding factor — the two products land within a couple of dollars of each other for the same species and grade. What separates them is how many times you can sand the floor and where you're allowed to put it. Solid takes four to six refinishes over its life; engineered takes one or two, and only if the wear layer is thick enough. Engineered goes over a concrete slab, below grade, and over radiant heat, where solid simply doesn't. Decide on the subfloor first, the wear layer second, and the price sheet last.

Cost over time (1,000 sq ft, 40-year window)
A thousand square feet is a main floor — living, dining, hall, and one bedroom. Forty years is the right window because it's long enough to contain the refinishes that make solid worth its price and short enough that a good engineered floor hasn't yet needed replacing. Professional sand-and-refinish runs about $3–$5 per square foot; we'll use $4.
- Solid at $13/sq ft installed: $13,000 to install. Refinish at roughly year 15 and year 30 — 2 × (1,000 × $4) = $8,000. No replacement; at year 40 the floor still has three or four sandings left in it. 40-year total: $21,000, or $525 per year ($0.53 per sq ft per year).
- Engineered with a 3 mm wear layer at $11/sq ft installed: $11,000 to install. One refinish at roughly year 20 — 1,000 × $4 = $4,000. That's the wear layer spent; replacement comes due somewhere around year 42. 40-year total: $15,000, or $375 per year ($0.38 per sq ft per year).
- Engineered with a 2 mm wear layer at $8.50/sq ft installed: $8,500 to install, no refinish possible, 20–25 year life. That's two full installs inside the window — $17,000 — plus about $1 per sq ft tear-out on the second go, $1,000. 40-year total: $18,500, or $463 per year ($0.46 per sq ft per year).
Bottom line: over 40 years, 3 mm engineered costs about $15,000 against solid's $21,000 — roughly $6,000 less, or 29% cheaper per year — and thin 2 mm engineered lands between them at $18,500 despite being the cheapest floor to buy. But the ranking inverts if you extend the window, because solid's spend stays flat while engineered's hits a cliff. Run it to 60 years: solid adds one more refinish at year 45 for a total of $25,000 ($0.42 per sq ft per year) and is still going; the 3 mm engineered floor needs a full replacement around year 42 at $11,000 plus $1,000 tear-out, reaching $27,000. The crossover is around year 45. Under that horizon engineered is genuinely cheaper; past it, solid is the only floor that keeps getting cheaper per year.
Read the wear layer, not the label
"Engineered hardwood" describes a construction method spanning a 10:1 quality range, and the single number that separates a 50-year floor from a disposable one is the wear-layer thickness in millimeters. Sanding removes roughly 0.5–1 mm per pass and you need to leave about 1 mm above the core, so the arithmetic is blunt: a 2 mm wear layer refinishes zero times, 3 mm refinishes once, 4–6 mm refinishes two or three times. A 6 mm sawn-face engineered plank is functionally a solid floor with a better subfloor bolted to it, and it's priced accordingly — $8–$12 material, at or above solid oak.
Two other spec lines matter almost as much. Core material: a birch or poplar plywood core with 7–11 plies is stable and can take a staple or nail; an HDF or fiberboard core is cheaper, floats only, and is ruined by standing water. Face construction: a sawn face is cut like lumber and behaves like it; a rotary-peeled face is unrolled from a log and shows a wavy, plywood-like figure that can telegraph checking as it ages. If a product sheet lists a "20-year finish warranty" but won't state a wear-layer thickness, that omission is the answer. Ask for millimeters before you ask for a price, and compare 3 mm to 3 mm — a $6/sq ft engineered plank and a $9/sq ft one are frequently not the same category of product at all.
Choose engineered if
- You're going over a concrete slab or below grade. This isn't a preference, it's a constraint — solid over slab needs a built-up plywood subfloor that adds $2–$4 per square foot and an inch of height, which usually erases solid's entire case.
- There's radiant floor heat. Engineered is what nearly every radiant manufacturer specifies, because the cross-ply core tolerates the thermal cycling that makes solid cup.
- You want wide planks. Anything over 7 inches is a stability problem in solid and a non-issue in engineered — this is the single most common reason designers spec it.
- Humidity swings hard where you live. Coastal, humid-summer, dry-winter, or seasonally-occupied homes all punish solid wood with gaps in January and cupping in July.
- You're installing it yourself. A click-lock floating floor over underlayment is a genuine weekend project; nailing down 1,000 square feet of solid oak is not.
- Your horizon is under 40 years. Per the math above, that's where engineered simply costs less per year, and almost nobody owns a house past the crossover.
Choose solid if
- You're on a wood subfloor above grade and staying decades. This is solid's home turf and where its four-to-six refinishes actually get used.
- The house is old and the floors are original elsewhere. Matching 3/4-inch oak in an adjacent room is straightforward; blending engineered into a 1920s floor at a threshold rarely looks right.
- You expect pets, kids, and hard use. Damage that's a refinish on solid is a replacement on thin engineered, and hard use is exactly what burns through a 2 mm face.
- You want to change the color later. Solid takes a full sand-and-restain repeatedly; engineered gets one shot at it, if that.
- You're in a high-end market. At the top of the price band, listing sheets still say "solid hardwood" for a reason, and appraisers in older housing stock do distinguish.
- Unfinished and site-finished is the plan. Sanding flat after installation gives a seamless surface with no micro-bevels, which is the look you can't buy prefinished.
Common questions
Can a buyer or appraiser tell the difference?
From standing height on a finished floor, essentially never — the wear surface is real wood of the same species, and a sawn-face engineered plank has genuine grain, not a printed image. The tells are all at the edges: look at a floor vent cutout, a stair nosing, or a threshold and you'll see the ply layers in the plank's cross-section. Appraisers generally record both as "hardwood." Where the distinction shows up in money is at the very top of the market and in historic homes, where "solid oak" is an expected line on the listing. In a typical suburban resale, a well-installed 4 mm engineered floor and a solid floor appraise the same.
How do I know if my existing engineered floor can be refinished?
Pull a floor register or remove a piece of base shoe and look at the plank's cut edge — the top layer of solid wood above the plies is visible and measurable with calipers or a millimeter ruler. Under 2 mm, don't attempt it; a drum sander will go through the face and expose the core in one pass. At 3 mm, one careful pass by someone who does this for a living is realistic, but ask for a buffer-and-recoat first: screening off the old finish and applying two new coats costs $1.50–$2.50 per square foot, removes no wood at all, and solves most "my floor looks tired" complaints without spending the only sanding you get.
What does the install actually add to the material price?
Budget $3.50–$6 per square foot for professional installation on either product, higher for herringbone or a glue-down over slab. Then add the parts nobody quotes up front: 5–10% waste for cuts and culled boards, underlayment or moisture barrier at $0.30–$0.75 per square foot, transition strips at $8–$25 each, and removal of the old floor at $1–$3 per square foot. Baseboard and shoe molding is its own line — new floors almost always mean new base or at minimum new quarter round, so size that separately with the trim calculator. Engineered whenever the subfloor is concrete, the floor is below grade, radiant heat is involved, planks are wide, humidity swings, or your ownership horizon is under 40 years — and insist on a 3 mm wear layer minimum, 4–6 mm if you want a floor that refinishes twice. Solid on a wood subfloor above grade in a home you're keeping for decades, in older houses matching original floors, and anywhere you expect to sand and restain more than once. Under about 45 years engineered is the cheaper floor per year; past that, solid is the only one of the two still standing.
